9 Steps to Owning a Country Manor Builders Custom Built Home
Step 1 – Initial Meeting
Country Manor Builders will make designing and building your custom home a positive and rewarding experience. Mark Muehler, owner and president of Country Manor Builders will be involved with the architect to help design a truly unique and beautiful new home; whether it is an CMB plan, an architect's blueprints or the Client's ideas.
9 Steps to Owning a Country Manor Builders Custom Built Home
Step 1 – Initial Meeting
- Preview CMB's house plans for a particular lot or Client's house plans and/or schedule meeting with Architect.
- Discuss estimated home costs and Client's budget.
- Preliminary preview the construction contract.
- If financing will be involved, a Letter of Commitment from Client's lender will need to be provided.
- Overview the building process.
- Meet with the Architect to develop blueprints
- This process takes 4-8 weeks depending on the Architects workload
- Client approved blueprint will be reviewed with CMB.
- A building contract shall be executed based on Client's budget and conditioned upon actual subcontract/supplier costs.
- Exhibit “A” will explain the specifications in the home.
- Exhibit "B" will detail allowances included.
- The Letter of Commitment from Client's lender shall be provided.
- Blueprints will be submitted to Subcontractors and Suppliers for pricing. This process typically takes 30 - 45 days depending on building size, complexity, selected materials, and location.
- If necessary, contract may need be amended with Client's approval to reflect actual Subcontractor/Supplier pricing.
- For building and financing purposes, it is necessary for the Client to be in title to the land.
- A closing will take place based on the agreed sale price of the lot.
- Upon closing the final blueprint, will be submitted to the proper authorities (i.e. village) for permit.
- Selection process by Client of specific materials will begin.
- Construction Timeline and overall building information will be reviewed.
- Construction will begin as soon as building permit is issued.
- Permit time will vary depending on each village.
- Permit process is usually a minimum of 3 weeks.
- Once foundation is poured, generally the construction period is approximately 9 months, depending on weather, material and subcontractor availability.
- During this time any Change Orders for extra items will be developed and implemented.
- Change Orders must be executed in writing before the work is ordered.
- Upon completion of the home, a final inspection “Walk Thru” will be done with Country Manor Builders.
- A “Punch List” will be developed for any outstanding items, if any.
- Staff will inform Client of specific home functions.
- Chicago Title Insurance Company will review balance of Subcontractors waivers and clear new construction.
- Country Manor Builders will provide a Certificate of Occupancy, a Final Survey, a One Year Homeowners Warranty, and an Owner’s Manual Book.
